What are equity release loans?
An equity release loan is a means of releasing equity from your home to provide you with a lump sum or facility to drawdown, without the need to move. As they are only a loan such equity release loans do not involve you in selling any ownership of your property. Instead the loan plus any interest you may have elected to roll up (see types of equity release loans) will be repaid only when your property is sold.
Types of equity release loan.
Regulated equity release loans are referred to as lifetime mortgages which can take the form of either roll up, drawdown, fixed repayment or interest only lifetime mortgages. Equity release loans and tax
The lump sum produced from releasing equity via an equity release loan is free of both capital gains tax and income tax. Should, however, you put the money into a deposit account you will be taxed on the interest you receive from it.
